Hot Water Systems in Sunshine — What We See Every Week
Sunshine has a high proportion of older homes — many built between the 1950s and 1980s — and those homes came with hot water systems that are now well past their useful life. A gas storage hot water system has a design life of roughly 10 to 12 years. When we get calls from Sunshine, we're often replacing systems that are 15 or even 20 years old and have been slowly declining for years.
The failure mode is almost always the same: the sacrificial anode rod inside the tank has corroded through, the steel tank has started rusting from the inside, and eventually the tank leaks — either slowly (rust-coloured water, visible weeping around the base) or suddenly (tank splits, water everywhere). At that point, replacement is the only option.
Getting the Size Right
The biggest mistake in hot water replacement is putting back the same size tank without thinking about whether it was actually right for the household. A 135L tank was fine for a couple in 1985, but the house now has four people in it. Or the tank is over-sized and running gas all day to keep 250L hot for two people.
We ask a few basic questions before recommending a size — number of people, whether anyone showers at different times of day, whether there's a dishwasher or bathtub. Then we match the tank capacity to actual demand.
| Household Size | Recommended Gas Storage | Notes |
|---|---|---|
| 1–2 people | 90L – 135L | Smaller units, lower running costs |
| 3–4 people | 160L – 200L | Most common Sunshine replacement size |
| 5–6 people | 250L – 315L | High demand, large family homes |
| 7+ people | 315L or twin-tank | Twin-tank or continuous flow may suit better |
If your hot water is running out faster than it used to, taking longer to reheat, or producing slightly discoloured water, your tank is near the end. A planned replacement is half the stress of an emergency one.
The Replacement Process on the Day
A standard storage hot water replacement in Sunshine takes 2–3 hours from arrival to completion. Here's the typical sequence:
- Isolate: We turn off the gas and cold water supply to the existing unit, and vent pressure from the tank
- Remove: Disconnect gas, water, and expansion control valve connections, then remove the old tank — a large 250L+ unit is heavy, we bring the gear to handle it
- Install: Position the new unit, reinstall the PRV and drain to a legal discharge point, connect gas and water with new isolation valves where required
- Commission: Fill the tank, purge air, light the pilot (or electronic ignition), confirm the thermostat and flame pattern are correct
- Check connections: Every gas and water connection soaped for leaks before we leave
Sunshine is in the City West Water service area. Plumbing work in Sunshine must be performed by a licensed plumber, and gas work by a licensed gasfitter. We hold both licences — one tradesperson for the full job.
Gas Storage vs Electric Storage in Sunshine
Most Sunshine homes are already on gas, so replacing a gas storage system with another gas storage system is the straightforward path. Gas heats faster than off-peak electric, and the running cost is typically lower. If you're in a Sunshine home without gas, we can discuss options — but if gas is already connected, there's no reason to change.
If you're considering a heat pump for environmental reasons, we can discuss that too — but be aware the upfront cost is significantly higher, and the efficiency benefit is greatest for households with high hot water demand and access to off-peak electricity tariffs.
